We review development proposals to ensure projects support our neighborhood character, preserve historic structures, and enhance community livability in Chicago's Lincoln Park.
RANCH Triangle is committed to the conservation of historic buildings. We look most favorably on development that includes rehabilitation or reuse of existing properties. Historic structures contribute to the uniqueness and desirability of our community.
If reuse is not possible, we encourage development that reflects the context of adjacent buildings in the area. New construction should be comparable in quality, scale, building materials, and design with historic structures in our community.
When RANCH reviews development proposals, we evaluate the following factors to ensure projects strengthen our neighborhood.
Any zoning exceptions or changes must be specific, justified by genuine need or hardship, and must not negatively impact the development or adjacent properties.
If an existing structure is involved, we assess the extent to which it can be renovated or incorporated into new development plans.
The facade must be compatible with other buildings in the immediate area, with particular emphasis on the Sheffield Historic District boundaries.
Adequate provision for exterior trash receptacles without obstructing public streets, sidewalks, or alleys. Pest control and waste management are essential considerations.
Drainage must be controlled so as not to exacerbate potential flooding. Water runoff should be managed to protect adjacent properties and public areas.
Front, side, and rear yard setbacks must be compatible with adjacent buildings. Enclosed connections or breezeways between residential structures and detached garages are discouraged.
Materials must be compatible with other structures in the immediate area. Split face block, cinder block, and dryvit on exterior surfaces are specifically discouraged.
Adequate parking must be provided. For residential development, a minimum of two spaces per unit are preferred. Parking should not compromise street or pedestrian experience.
All presentations and decisions are made at regularly scheduled Planning Committee or Board of Directors meetings. Planning Committee meetings are held on the first Monday of each month (or the following Monday if preempted by a holiday). Board meetings are held on the second Wednesday of each month.
Contact the Planning Committee Chairman to determine the date of the next regularly scheduled meeting and identify what additional materials may be required beyond the standard submission.
Seven days in advance of the Planning Committee meeting, submit five copies of required materials: site plan, elevations, floor plans, street scape rendition, zoning justification, parking plan, and development schedule.
The Committee Chairman distributes materials to members and interested parties within five days of the meeting. You will present your proposal and address questions raised by the Planning Committee.
The Planning Committee votes to recommend approval, disapproval, or request further consideration. Any agreed-upon changes are documented and signed by you and the Committee Chairman.
The Committee forwards its recommendation to the Board of Directors, which votes at its next regularly scheduled meeting. The Board may accept, reject, or modify the Committee recommendation.
The Board's decision is communicated to you, the alderman, and interested city departments. If approved with conditions, a final agreement is signed by both parties.
